Brockwell Hall - Brockwell Park, Herne Hill, SE24 9BJ • Bicentenary year of handsome Grade II listed Regency villa in 'free Grecian' style with domed entrance and original plasterwork. http://www.brockwellpark.com/hall/ SAT 10am-5pm


Cressingham Gardens - Cressingham Gardens Rotunda, Tulse Hill SW2 2QN • Low-rise leafy estate located next to beautiful Brockwell Park noted for its innovative design, incorporating pioneering architectural elements, and community. 15b Herne Hill Road, SE24 0AU • Ongoing renovation of flat in Victorian terrace house, creating new living area within restructured roof space using unusual and reclaimed materials, and retrofit of substantial insulation. SAT & SUN 10am-5pm


Brixton Windmill - Blenheim Gardens, SW2 5ET • One of very few windmills (others available for OpenHouse in Croydon and Wimbledon) in London. Built 1816 when Brixton Hill was open fields and a working mill until 1934. Restored to working order in 2011. http://www.brixtonwindmill.org/ SAT & SUN 1-5pm with last entry at 4:40; Saturday the 21st also features the Windmill's Harvest Festival with music from the No Frills Band and the Jug Addicts + traditional games, animals from Brixton City Farm, a scarecrow-making competition - and the chance to buy a Windmill Loaf. South London Botanical Institute - 323 Norwood Road SE24 9AQ • Brick-built Victorian villa c1876 set back from road with sweeping drive. Few interior changes since 1910 when retired Indian government administrator Alan Octavian Hume founded the Institute. Wonderful gardens. http://www.slbi.org.uk/ SUN 1-5pm.
